How do I export the list of theater seats to show which are sold and unsold?

Navigate to Workspace>Events>Event Seating Map and select the appropriate event. From the Actions menu, select Export to Excel.
From the new window, specify which seats you wish to include in the export. You can choose from All Seats, Available (unsold) Seats, or Unavailable (sold) Seats.
